Hoffman Estates Homes and Their Concrete

Hoffman Estates takes its name from the family that started it. In 1954 Sam and Jack Hoffman, who ran a father-son construction company, bought 160 acres, and the village incorporated on September 23, 1959. Today it covers about 21 square miles, mostly in Cook County with a sliver in Kane. For concrete contractors working in Hoffman Estates, that means a wide spread of neighborhoods built over several decades.

A 1970s village at heart

The population went from 8,296 in 1960 to 22,238 in 1970 and 37,272 in 1980. ACS data on Point2Homes shows the 1970s were the peak building decade, with 32.6% of homes, followed by 19.9% from the 1960s and 17.0% from the 1980s. The median year built is 1976. About 74.2% of homes are owner-occupied, which means most of the people calling us plan to stay and want work that lasts.

Patios worth spending time on

Homes from the 1960s and 1970s often came with a small concrete pad or no patio at all. A new patio is often the project homeowners have been putting off. We start with size and placement, then the base: excavate below the frost-affected topsoil, add compacted gravel, and set forms with a slight slope away from the house. From there you can choose a broom finish, an exposed aggregate look, or stamped concrete in a stone or brick pattern with integral color.

Stamped concrete gives a high-end look in a single slab, but it is not maintenance-free. It needs a quality sealer, resealing every few years, and care with deicers. We explain that up front so you know what you are signing up for.

Front steps and stoops

A front stoop from the 1970s may be a heavy block of concrete sitting on a shallow base. Over time it can settle, tip toward the house or pull away and leave a gap. We remove a failed stoop, correct the base, and pour new steps with even risers and a landing sized for the door swing. Where a handrail is needed, we plan for its anchors before the pour.

Busy households, busy driveways

The 2020 census counted 19,160 housing units in Hoffman Estates and an average household of 3.16 people, so many driveways carry two or three cars every day. When we replace one, we keep joint spacing tight for the slab thickness, cut the joints on pour day, and seal them so water stays out of the stone below. Where a drive needs widening for another car, we check the village's limits first.

A village with a business side

Prairie Stone Business Park, a 750-acre planned park, began developing in the 1990s, and Sears moved its headquarters there in 1993. As of 2023 the largest employer in the village was St. Alexius Medical Center with 2,500 employees. Our focus is still homes, but we pour walks and small slabs for smaller commercial owners too.

Higher ground, same freeze-thaw

Wikipedia lists Hoffman Estates at 824 feet of elevation, noticeably higher than Arlington Heights at 712 feet, but the winters are no gentler. New slabs here get air-entrained concrete, a compacted stone base and a proper cure, kept moist or covered while they gain strength. We advise keeping de-icers off new concrete through its first winter and using sand for traction instead.

Hoffman Estates Questions

What's the difference between a broom finish and stamped concrete for a patio?

A broom finish is a textured, plain surface that is slip resistant and simple to maintain. Stamped concrete adds color and a stone or brick pattern, and it needs a sealer and periodic resealing to keep its look.

My front stoop is pulling away from the house. Can it be fixed?

If it has tipped or settled, the base has usually moved. The lasting fix is to remove the stoop, correct the base and pour new steps. Mudjacking or patching only addresses the symptom.

Do I need a permit for a patio in Hoffman Estates?

Many villages require one for patios and driveways. We confirm the requirement with the Village of Hoffman Estates for your address before we schedule the work.
