Concrete on One-Acre Lots

Inverness was planned on a bigger scale than most suburbs. Wikipedia records that a minimum lot size of one acre was established, and that roads and lots were laid out to follow the natural contours of the land. For concrete contractors working in Inverness, that means longer driveways, more grade to manage and larger patios than we see in denser towns.

How Inverness was planned

Chicago land developer Arthur T. McIntosh bought the Temple farm in 1926, the first of eleven parcels that, together with the Cudahy golf course, formed 1,500 contiguous acres. Way Thompson laid out the road system and subdivided lots along the contours and approved house plans and placement. The first new homes were occupied by 1939. The village incorporated in 1962, and the population grew from 1,674 in 1970 to 6,503 in 1990 and 7,616 in 2020, with 2,883 housing units.

Long driveways, done in stages

A long driveway is a big pour. On a winding drive that follows the land, it is also a drainage project. Our approach:

  • Grade first: we check how water moves along and across the drive, and add pitch or a crown so it sheds to the sides
  • Base: a compacted gravel base the full length, deeper in soft or wet spots
  • Thickness: 4 inches minimum, more where trucks or heavy vehicles will turn
  • Pour sequence: long drives are often poured in sections, with joints planned at the breaks
  • Joints: control joints at regular spacing so the slab cracks where we want it to

When only part of a long driveway has failed, we can replace the failed sections and leave the sound ones in place.

Patios at a larger scale

On a one-acre lot, a patio often grows into an outdoor room: a dining area, a grill station, a firepit and a path to the yard. Stamped concrete is a common choice for these large surfaces because one continuous slab avoids the shifting and weeds that loose pavers can bring. We break big patios into panels with control joints hidden in the stamped pattern where possible, and we set the pitch carefully so a large surface does not send all its water toward the house.

Homes from several eras

With the first homes occupied by 1939 and the population growing from 1,674 in 1970 to 6,503 in 1990, Inverness has a real spread of house ages within its borders of Barrington Road, Roselle Road, Algonquin Road and Dundee Road. Older homes may have original walks and steps that have heaved; newer homes may have builder patios that owners want to expand. We look at both the concrete and what is under it before recommending repair or replacement.

Detached garages and outbuildings

Large lots in Inverness often have room for a detached garage, workshop or storage building. A good slab for one of these starts with a compacted base, a vapor barrier where the space will be enclosed, thickened edges where walls will sit, and anchor bolts set in the fresh concrete if the building will be framed on it. We coordinate with your builder or shed supplier on dimensions and anchor layout before the pour.

Inverness Questions

Can a long driveway be replaced in sections?

Yes. If only part of the drive has failed, we can cut out and replace those sections, doweling into the remaining concrete. A full replacement is often poured in stages anyway, with joints at each break.

How do you handle a driveway that slopes?

We grade the base so water runs off to the sides, add a crown or cross-pitch, and may use a broom finish with more texture on steeper parts for traction.

Is stamped concrete practical for a very large patio?

Yes, with good planning. We divide the patio into panels with control joints, place them where the pattern hides them, and seal the surface after curing.
