Streamwood's Rules, Our Schedule

Streamwood is one of the few villages near us that puts a calendar on concrete. Its Community Development Department's driveway and sidewalk page says concrete may not be poured between November 15 and April 15. For homeowners looking for concrete contractors in Streamwood, that one rule shapes the whole project: if you want a new driveway this year, the planning has to happen well before the season closes.

Planning around the season

Because the season is fixed, spring and fall fill up. The village also requires that construction be completed within 90 days of starting. Our approach in Streamwood is to measure and quote early, get the permit application in, and book the pour for a window with good weather. If your project comes up in late fall, we can still measure, quote and permit it over the winter so you are first in line when the season opens.

What the village spec calls for

The Streamwood page lays out the build for a concrete driveway:

  • Slab: 4 inches deep on a 4-inch granular base
  • Reinforcement: 6x6 No. 10 steel mesh, which must be in place at the pre-pour inspection
  • Approach: at least 5 inches thick
  • Mix: six-bag, 2- to 4-inch slump, at least 3,500 psi at 28 days, with 4% to 7% entrained air
  • Joints: scored control joints in sections no larger than 10 by 10 feet
  • Separate pours: the driveway, public walk, apron and curb are poured separately

A permit is required for all of this work, and inspections run in three steps: a site check before the permit, a pre-pour check of location, size, base and mesh, and a final.

Widths and yard limits

The village caps driveway width by garage size: 18 feet for no garage or a one-car garage, 25 feet for a two-car and 30 feet for three or more. Driveways must stay at least 1 foot off the side lot line, with live landscaping in that strip. Open parking in the front yard cannot exceed 45% of the yard, and parking plus other hard surfaces in the rear yard is capped at 35%. Those limits come up when owners want to add a parking pad or a large patio, so we measure against them before designing.

A village that grew in one generation

Streamwood incorporated on February 9, 1957. The census counted 4,821 people in 1960, 18,176 in 1970, 30,987 in 1990 and 39,577 in 2020, with 13,797 housing units. Much of the original flatwork is now 40 to 60 years old, and a lot of it predates today's spec. Replacements built to the current standard, with mesh, air and proper joint spacing, should outlast what they replace.

Approaches, patios and stamped work

At the curb the village sets approach widths too: at least 9 feet flared to 12, and at most 21 feet flared to 25, with 25 flared to 29 allowed only for three-car garages. The stretch from curb to property line must be concrete scored to village standards. The page we reference covers driveways and walks, not patios, so patio requirements are confirmed with the village separately. For backyard space we pour broom-finished and stamped patios, keeping the 35% rear-yard cap in mind.

Why the old driveways often fail first at the street

The village spec requires the approach to be at least 5 inches thick, thicker than the private driveway. That is because the approach takes the turning load of every car and the salt and slush from every plow. On many older Streamwood drives, the approach is where the damage starts. When we replace a driveway here, we pour the approach as its own separate section, as the village requires, at full thickness, and seal it after curing.
